The mission of Lake and Town Realty Property Management is to create an unparalleled

Lake and Town Realty provides professional, experienced and knowledgeable service, specializing
in the marketing, listing, leasing and managing of new and resale single family homes, residential communities, commercial properties and condominiums.

Management Services

We offer a host of services

• Background and credit checks on all tenant applications.
• Monthly income verification requiring copy of paystubs or bank statements.
• Initial inspection of the property with the tenant. The condition if fully documented and photographed if requested.
• Preparation and negotiation of standard leases and all pertinent documents in compliance with municipal, state and federal laws.
• Security deposit and last month's rent management.
• Collection of rent from the tenant.
• Sending delinquency notices to tenants and actively pursuing past due rents.

Contact Us

• Monthly report to property owner itemizing revenue and expenses. Included is a log of any activity with the property or the tenant.
• Active supervision of the property and tenants via semi-annual inspections of the property. A written summary is provided to the property owner.
• Contact for tenants relative to maintenance issues.
• Inspection of maintenance issues prior to any repairs.
• Final inspection of the property with the tenant upon termination of the lease.
• Market and income analysis of the property.
• Year end financial reports for the property.
• Provide auto draft for the tenant or 12 self stamped envelopes for easy payments
